The Power of Home Staging

Home staging is the art and science of preparing a home for sale on the real estate market. The goal of staging is to optimize the appeal of any home for the highest number of potential buyers, to sell it faster, and for a better price.

Home staging works

According to the National Association of Realtors® (NAR) 2017 Profile of Home Staging:

 

  • 49 percent of buyers’ agents say staging had an effect on most buyers’ views of the home
  • For buyers, staging the living room was most important (55 percent), followed by staging the master bedroom (51 percent), and staging the kitchen (41 percent).
  • 38 percent of sellers’ agents stage all homes prior to listing them for sale.
  • The most common rooms that are staged include the living room (83 percent), kitchen (76 percent), master bedroom (69 percent), and the dining room (66 percent).
  • 90 percent of potential buyers search online first—and staging gives you much more appealing photos for that search.

 

Help buyers visualize themselves living in the home

 

  • NAR also found that over 81 percent of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.

 

Decrease the amount of time a house is on the market

 

  • NAR found that 62 percent of sellers’ agents say that staging a home decreases on the market time, with 39 percent saying staging greatly decreases listing time.
  • NAR’s data showed that 28 percent of buyers are more willing to overlook faults in a staged home.
  • A Coldwell Banker survey found that staged homes spent half the time on the market non-staged homes spent.
  • The Real Estate Staging Association (RESA) found in 2011 that staging effectively sells homes faster.
  • Homes staged prior to listing in the RESA study sold in 42 days on average—that’s 79 percent faster than those that were staged only after being on the market for awhile.
  • On average, staged homes are on the market for 4 months, and unstaged homes are on the market for 6 months.

  • NAR learned that 49 percent of buyers’ agents say home staging increases amount of offers.
  • According to NAR, 12 percent of real estate agents believe home staging increases the value of homes on the market by 11 to 20 percent.
  • Only 10 percent of agents think home staging has no affect on price.
  • A Coldwell Banker survey found that staged homes sold for more than 6 percent above the asking price.
  • NAR also found that the average investment in staging is 1 to 3 percent of the asking price—which generates a 8 to 10 percent ROI based on results.
